    Depersonalise the house

    It is understandable that you set up your house with a lot of feelings. You gave a special character to each of the rooms by putting up family photographs, paintings, religious symbols etc. However, when you want to sell your house, you can really fasten things up by depersonalising the house. This means that if you remove these specific décor items, the prospective buyer is more likely to buy it. This is because depersonalisation allows the buyer to look at the house from a neutral point of view.

    Work on increasing the curb appeal

    The first impression about your house will already be made before a prospective buyer enters the house. The first thing to be noticed by a buyer is the approach of the house. A well-maintained lawn, blooming flowers, clean mailbox and healthy plants outside the house will make the chances of sale much higher.     Don’t show them your pets

    This might come across as a strange point in the list, but it is an important one. No doubt you love your feline and canine family members, but you should not expect everyone to be a pet-lover. It is always a good idea to keep your pets away when the visitation is due. Also remember to remove the food bowl, the chewing toys, the collars and bones of your pet neatly tucked away.

    Don’t make a lot of upgrades

    Contrary to popular belief, too many renovations and repairs don’t really add a lot of value to your house for sale. While it is advisable to repair all broken fixture & faucet, broken window panes and cracked walls and ceilings, it is not a good idea to invest a lot of money to upgrade any major equipment. This will give the buyers the freedom to alter few things according to their taste, and increase the likelihood of the sale.

    Price your property in a realistic way

    The final point to remember is that the pricing of your property should be kept as realistic as possible. You should consider the age of the property, the neighbourhood, the current property rate in the region and the total area that you offer. But steer clear of the temptation to price it higher in the beginning and bringing it lower as the deal progresses.
